This $92 million, 412–room, full–service, first class headquarters hotel with over 22,000 net square feet of meeting and ballroom space connects to the Overland Park, Kansas Convention Center. As part of its development responsibilities, Garfield Traub led the financing of the hotel with non–recourse tax–exempt revenue bonds issued by a City–controlled nonprofit corporation. One of the first tax–exempt hotel financings in the nation, the City will be the sole recipient of net cash flow and residual value and will retain the utmost control of the quality and destiny of the hotel. Garfield Traub’s team delivered the hotel ahead of schedule and over $1.5 million under budget in 2002. Touted as the finest hotel in the Sheraton system, the Sheraton Overland Park received the Design Build Institute of America (DBIA) 2003 National Award and consistently ranks among the top 10 of all 200 North American Sheratons in Starwood’s Guest Satisfaction Index .
