This $16 million, 92,000SF three–story Class A medical office building, surgery center and associated parking is located in Henderson, Nevada, a premier suburb of Las Vegas and the fastest growing community in the United States. Sustainable design elements include lush xeriscaping that incorporates water conserving native plants, highly energy efficient mechanical, lighting and HVAC systems and a backup electrical system to allow for uninterrupted surgeries. Tony Traub was responsible for design, financing, development, construction, management and leasing, coordinating with multiple tenants for the design and build–out of medical office and surgery center needs and tenant improvements. Parkway Medical Plaza was developed and built on a speculative basis, so anticipating the needs of mostly unidentified tenants, as well as expertise in medical office design, space planning and tenant requirements was critical. This development is a public–private partnership between the developer and St. Rose Hospital.
